Beating the stats for the previous 2 years Wake County real estate activity had 34% of real estate activity either close or go under contract in March 2013.  This is a drastic increase over the 28% last month, 22% in March 2012 and 15% in March 2011.  With 22% of the activity comprised of listings that just entered the market this is a strong sign of balance.

February 2013 Triangle Real Estate Recap: Solid Stats!

Triangle real estate market stats were solid for February 2013.  Homes in Wake County can expect to sit on the market an average of approximately 4 months (119 days) depending on which Triangle area you live in.  The low and high for February 2013 were tight with Morrisville averaging 83 days on the market last month, Wake Forest averaging 143 days and the remaining Triangle areas falling between the two (see chart below for the breakdown).

February 2013 Real estate activity (from the Triangle MLS):

  • Homes sold in February 2013 vs February 2012 = 1,641 vs 1,494 representing an increase of 9.8%
  • At the end of February 2013 the inventory of homes for sale was 12,804 vs 14,786 in February 2012, a decrease of 13.4%
  • The Days on Market until sale decreased by 11.1% for the same period with an average of 119 in February 2013 vs 133 in February 2012

The Triangle unemployment rate fell in January 2013 to 8.1% when compared to the 8.2% unemployment rate in January 2012.  Unfortunately the rate jumped drastically from December’s 7.6% reflecting the end of temporary winter holiday jobs.

31.5% Increase!  This represents how many more homes were sold in January 2013 compared with 2012 – excellent.  Overall all the January Triangle real estate stats were strong…

Real estate activity in January 2013 (from the Triangle MLS)…

  • Homes sold in January 2013 vs January 2012 = 1,536 vs 1,168 representing an increase of 31.5%
  • At the end of January 2013 the inventory of homes for sale was 12,132 vs 14,425 in January 2012, a decrease of 15.9%
  • The Days on Market until sale decreased by 11.6% for the same period with an average of 115 in January 2013 vs 130 in January 2012

The Triangle unemployment rate rose to 7.6% in December, up from 7.3% in November but was improved when compared to 8.3% unemployment in December 2011.

2012 was a tumultuous year for the nation, in real estate, politics, the economy, our society… you name it.  Can we sum it all up here for everyone?  Haha, heck no – our specialty is Triangle real estate, so we’ll stick to what we know.

The “1% Active” is a tad confusing.  These listings include only those homes that entered the MLS as a for sale home before January 2012, and sat on the market through the duration of the year (a high % would be alarming).

The “New Active Listings” with 3,156 homes represent the number of real estate listings that came on the market in 2012 and haven’t yet gone under contract or sold.  This includes homes that were listed anytime between Jan. 1st and Dec. 31st 2012.

“Active Listings” include new listings to the market in 2012.  To get the number of homes listed before Jan. 1st 2012 we subtract new active from active which gives us:  162 homes in Wake County that have been listed for over a 1 year period.  This signifies only 1% of the total Wake County real estate market which is a pretty healthy sign.

With just under 3,500 homes for sale ranging from $39,000 to $4,500,000 with an average price of a home for sale in Wake County being $337,721 we have affordable living available in one of the greatest cities in America (more on that in our collection of  Triangle area accolades).

At the end of 2012 there were 714 homes under contract, or in the “pending” status.

Here’s the big one:  A total of 10,320 single family detached homes were recorded in the TMLS to have sold in Wake County in 2012.  The average sales price was $275,225 at $107.59 per square foot, closing at a healthy 97% of sales to list price and sitting an average of 111 days (just over 3.5 months) on the market.

Real estate activity in October 2012 (from the Triangle MLS) was strong…

  • Homes sold in October 2012 vs October 2011 = 1,966 vs 1,500 representing an increase of 31.1%
  • At the end of October 2012 the inventory of homes for sale was 12,599 vs 16,294 in October 2011, a decrease of 22.7%
  • The Days on Market until sale decreased by 6.6% for the same period with an average of 118 in October 2012 vs 126 in October 2011

The Triangle unemployment rate fell to 7.3% in September from 8% in August.
