One of the questions we receive so often from home buyers and home sellers in Apex, NC is what is the percentage of list price to sale price?

The Cary, Apex, Morrisville area (known as CAM) is seeing some tougher times too.  Even though they are probably the most sought after area they too are seeing the number of sellers who have dropped their list price increase.  And as Stacey Anfindsen says They still get to watch the dust gather on their real estate signs.  the average days on the market for active detached listings is up again to 117 DOM.

New home building has all but stopped in this area.  According to Stacey Anfindsen in his T.A.R.R Report First quarter permits issued were down 82% in Apex, down 50% in Cary and were up 2% in Morrisville. 

But here’s something to ponder – the 2nd quarter saw the average sales price increased by 4% in Apex, 3% in Cary and decreased by 8% in Morrisville. The average sales price per square foot decreased 6% in Apex, increased 1% in Cary and
decreased by 13% in Morrisville.

What about showings?  We can’t have any activity if showings are happening.  Below you’ll see where the numbers are in the various different price points (the final column is #of listings divided by # of showings – the higher the number the more active)

A very popular area just outside of Raleigh is what we refer to as CAM – the Apex, Cary, and Morrisville area.

As a matter of fact Apex just made the Money Magazine Best Places to Live list.  They ranked #44th.  Forbes just recently named Apex the Third best place to move to in the US. The Forbes report when on to say “that 65 percent of Apex’s residents were born outside North Carolina and that 36 percent have moved a considerable distance to Apex over the past five years, usually because of a job opportunity”.  Guaranteed you’ll never feel like an outsider in Apex!!

Doesn’t get much better than that!!

 

So let’s explore the Real Estate statistics for these areas for the month of June.  Below are the final numbers for detached homes as reported in our Triangle Multiple Listing Service for  Cary, Apex, Morrisville.

As you’ll see from the graph below the sale prices are holding strong in this area albeit in this turbulent economic times.

 

Selling a home today even in strong areas like Cary, Apex, and Morrisvile is without a doubt something that demands a profession’s expertise, and one with a strong online marketing presence.  We all know real estate has changed – when almost 100% of buyers today (or someone in their family) start online don’t take chances.  It doesn’t cost one cent more to hire an online expert that knows how to market your home to today’s buyers and what needs to be done to get to the closing table…

Cary Apex Morrisville (CAM area) NC Market Report for May 2009

Market reports coming in from various places around the US seem to be showing improvements.  We’re all looking for that to continue as we head into the summer months. According to The National Association of Home Builders half of all U.S. households (55 million to be  exact) can now afford to buy the median priced $200,000 new home. That’s up 45 percent in the past 24 months.

This report will bring you up to date information on what is happening in the Cary, Apex, Morrisville areas of Raleigh NC. for all detached homes as reported in the Triangle Multiple Listing Service (TMLS).

Inventory grew according to Stacey Anfindson by 4% in Apex, 3% in Cary and decreased by 8% in Morrisville. 

Now the average prices are falling too – Apex -9%, Cary -7%, and Morrisville -3%.  And  Stacey goes on to say ” The market has changed dramatically comparing 1Q/08 with 1Q/09. During the first quarter of 2008, the average seller accepted offers that were +/-3% off of original list price. During the first quarter of this year, the average seller accepted offers that were +/-8% off of original list price. In listings where the final list price was equal to the original list price, the average days on market was between 30 and 52. In listings where the final list price was less than the original list price, the average days on market was between 115 and 138.
