Holly Springs Real Estate Market Review in February 2014The February 2014 Holly Springs Real Estate Market showcased another strong month.  The average closed sales price in Holly Springs was $286,833 for single family detached homes and spent an average of only 63 days on the market before closing at an average of 99% list to sale price in February.  Last month 35% of the single family detached housing activity accounted for homes that either sold or went under contract.  As real estate is cyclical, for a year over year comparison there were:

  • 35% closed and pending homes in February 2014
  • 37% in February 2013
  • 27% in February 2012
  • 17% in February 2011

February 2014 Apex Real Estate Market Overview

Apex Real Estate Market Review in February 2014The Apex real estate market had another strong month in February!  Our February 2014 Apex real estate market overview shows the average days on market for single family detached homes that closed in Apex in February was only 68 days (about 2 months).  Additionally, single family detached homes in Apex sold for an average of $119.90 per square foot and at 98% sale to list price.

Last month Apex single family detached homes had 36% of the real estate activity accounting for homes that either went under contract or sold.  Like last month, this beats the previous three years with 35% closed and pending homes in February 2013, 19%  in February 2012 and 14% in February 2011.

Closing for an average sales price of $269,334, single family detached homes in Raleigh closed for an average of 97% sale to list price in February and sat on the market for an average of only 88 days.

For a snapshot of how single family detached real estate performed in February 2014, the pie chart shows the percentage of newly active listings, total active listings (on the market longer than 1 month), closed listings, and homes that went under contract last month.

Last month a solid 24% of the Raleigh real estate activity accounted for either closed or pending transactions (compared with 28% in February 2013 and 19% in February 2012 and 12% in February 2011).  19% of the activity accounting for newly active listings.

The Apex Real Estate Market Starts 2014 Strong!

Apex Real Estate Market Recap January 2014The Apex real estate market is off to a great start in 2014!  A strong performance in January, the average days on market for homes that closed in Apex in January was only 62 days (about 2 months).  Additionally, single family detached homes in Apex sold for an average of $124.06 per square foot and at (a beautiful) 99% sale to list price.

Last month Apex single family detached homes knocked the previous 3 years of January stats out of the park, with 35% of the real estate activity accounting for homes that either went under contract or sold.  This beats the previous three years with 26% closed and pending homes in January 2013, 19%  in January 2012 and 14% in January 2011.
